Invoicing
How does the invoicing work specifically?
Yourbanflat manages the apartments on behalf of the owners, so we have to issue two documents, by law: the first is the invoice, where you are going to find our expertises as agency (final cleaning, our commission and the extra services, if you ask for them) and the second is the receipt on behalf of the owner, where you are going to find the room price and the tourist tax. Adding the total of both documents, total amount will be the price you paid.
N.B. On the receipt we have to apply a duty stamp of €2.00 at your expense, if the price is higher than €77.00.
I am a private: what datas have I to provide for the heading of the invoice and receipt?
For the heading of invoice and receipt we need the following datas: name and surname, full permanent address and date and place of birth. You can include all these datas in your personal area of our website to which you can have access following the confirmation email instruction, after you do the reservation.

How does the check-in work?
I booked a self check-in apartment, so there is a smart lock.
If you booked an apartment with smart lock, it means we are not going to meet in person the day of your arrival. So, before your arrival you have to login into your personal area on our website (following confirmation email instructions) and complete all the sections, payment included. After we have verified the payment is ok and you have completed all the datas of the guests, we are going to send you an email with all of the instructions to have access at the apartment. At this point, you only have to follow the instructions to enjoy your Yourbanflat apartment at the best. Don’t forget you can contact us if you need advices about the city or help, we are always happy to be present for our guests.
I booked an apartment with no self check-in, so there is not a smart lock.
If you booked an apartment with no smart lock, it means we are going to meet in person the day of your arrival. For this reason, we kindly ask you to let us know your time of arrival at the apartment at least 48hours before your check-in: in this way we can organise everything and we can be there to welcome you. We suggest to do check-in online and complete all the datas requested in your personal area on our website (following confirmation email instructions) and also do the payment, so we only have to show you the apartment at check in, give you the keys and information needed and you can enjoy your Yourbanflat apartment immediatly, without wasting time on bureaucratic affairs.
I need to check in before 3pm.
If you need to check in before 3pm, you can contact us and if the apartment is available and cleaned, you can check in starting from 1 pm with a surcharge of €30.00.
I need to check in after 8pm.
If you need to check in after 8pm and you booked a self check-in apartment, you only have to tell us your time of arrival.
If you need to check in after 8 pm and you booked an apartment with no self check-in, we can meet also after 8pm, but to provide this service we have to apply a surcharge of €30.00 for check in from 8pm till 10pm and a surcharge of €50.00 for check in from 10pm till midnight. After midnight we can’t do check in anymore.

Check in online is one of the section of your personal area on our website. You can login at your personal area following the instruction of the confirmation email. It’s essential you fill all the fields with all the datas requested of all guests who are going to stay at the apartment (included the permanent address of the person who did the reservation). In this way, since we are not going to meet at check-in, we are already going to have all the datas we need by law and you are going to do nothing else than enjoy your stay!

If you booked a self check-in apartment, it means we are not going to meet in person, so to have access at the apartment you have to pay online total amount of reservation. It’s an easy procedure and you only have to login into your personal area on our website (following confirmation email instructions). You have to put your credit card details in the “Payment” section and the transition will be immediate. The web page reserved to the payment is absolutely safe and it’s guaranteed by the bank.

Yes, you can. But you have to ask for it because we have to verify to don’t have check-in the day of your departure. In this case, you can stay at the apartment within 1pm. Notice that to provide this service there is a surcharge of €30.00.
